Let Only Service
- Provide a free valuation and suggest areas of improvements to maximise income
- Prepare particulars of the Property, including a written description and photographs which we will include in any printed advertising materials we create.
- Upload your property to our website and major property websites including Zoopla, OnTheMarket, Prime Location & Boomin.
- Highlighted to our registered potential tenants.
- Deal with enquiries from potential tenants, arrange and escort viewings and keep the owner informed of the outcome of all enquiries and viewings.
- Full tenant referencing including detailed credit, employment, and previous landlord reference checks. Advise on issues of compliance.
- Provide tenant with all details for rental payments
- Ensure that the prospective tenant/tenants is/are provided with copies of the latest gas safety report and electrical testing report before they occupy the Property.
Rent Collection Service
This service includes all of the above for let only and the following:
- Collect rent monthly, held in a protected Client Account.
- Chase late rents
- In house photographic inventory check in and check out
- Highlighted to our registered potential tenants.
- Collect tenant deposit and register free of charge with a Government approved Deposit Protection Scheme and continue to protect according to legislation instead of it being forwarded to the landlord
Fully Managed Service
This service includes all of the above for rent collection, let only and the following:
- Manage all issues of repair, maintenance and remedial work
- Arrange and manage all emergency work
- Quarterly property visits reporting back to the landlord
- Negotiate renewal with tenant at end of fixed term
- Advise on annual rent increases
- Provide to the tenant within 30 days of the Security Deposit being received the “prescribed information” required by the Housing Act 2004
- Represent landlords where the dispute is raised with the Government back deposit protection scheme
- Serve notice to regain property, liaise with legal terms and where necessary provide court representation
