Step 2: Get Pre-Approved for a mortgage
We advise that you check your financials and get pre-approved for a mortgage. You can be provided with a ‘Mortgage in Principle’ which means your lender is prepared to consider a mortgage application from you for up to a stated amount. This can help speed up the subsequent steps.

Clients often instruct a solicitor at a later stage, however, a cause of common complications along the sales process is the sheer extent of paperwork involved during the conveyancing process, therefore we recommend instructing a solicitor earlier on in the process. Step 6: Make an offer
Our expert consultants can help with the price negotiation process. This benefits both the vendor and the buyer to reach a mutually beneficial outcome for both parties. There are no legal obligations to either party until the contracts are signed.

Step 8: Mortgage and Surveys
A surveyor, acting on behalf of the mortgage lender, surveys the property to identify any structural problems and to advise on the property’s value. Once the survey report is received by the lender, a formal mortgage offer will be sent to you and your solicitor to be signed and returned.
Step 9: Exchange of Contracts and Completion
The transaction and completion date become legally binding upon the exchange of contracts. The deposit will be sent to the seller’s solicitor and a request for your mortgage advance will be paid by your lender. Once the money is received, the seller’s solicitor will inform the estate agent and the keys will be released. The property is now yours.
